<p><strong>How Long will the Rural Land Boom Last?</strong></p>
<p>land prices keep going upI have traveled all around this great nation of ours over the last 2 years and every where I go rural real estate professionals tell me how much land has appreciated in their area in the last 5 years. My question to you is: how long will it last? In my home state of Texas the average price per acre for rural land in 2003 was $1,097.00 compared to last year in 2006 the average price per acre for rural land was $1,825.00. In fact, last year alone saw an annual increase of 23% for rural land in Texas according to Dr. Charles Gilliland of Texas A&#038;M’s Real Estate Center. It is the same story every where I go, from Washington State to South Carolina. While other real estate markets have seen a drastic pull back over the last year, rural real estate just keeps trucking along.</p>

Do you see a crash coming, a soft landing or is this just the start of a major run up? <p>    This interesting subject can cause blissful exhilaration or subtle nausea. I certainly prefer the blissful exhilaration but I am also not a complete idiot (most of the time). As we all know “what goes up must come down” but; how far down? Or; to what plain will this rest on? Is the Million dollar question. In my case as well as most of the other Hill Country counties, there will be a nice level plain that this market will decide to rest. The studies can’t be all wrong and the droves of people moving into our area and new businesses are quite the legitimizing sign. I am also a city of Llano Councilman/Alderman and in this service it is our/my job to prepare for this population growth and we are doing this in many different areas of infrastructure. If we can win out over the kooks that would prefer us to not be the best we can be this market will continue on its steady course. I also see that this market has established itself and will stay solid. This Boom has brought to us a new standard of value and I believe that most people have caught on or to my benefit “sold out”. To sum this up, there is no more $1500-$2000 per acre Llano County ranch properties left and this new standard has raised the bar for now and, hopefully, forever. Hey guys, the glass is much more than half-full and I am hoping for an eventual need for some “cup runneth over” action!(Not that we aren’t already seeing that)</p>

<p>I have to agree with Llano Councilman/Alderman. Rural property value has definitely established itself as a viable ‘product’ &#8211; after all, “They ain’t making no more land.”<br />
As a real estate broker I too see people becoming excited/interested in investing in rural property since most urban properties have become quite pricey.<br />
Rural property here in Tangipahoa Parish went from Pre-Katrina price $3000. per acre to the current $20,000. per acre. Some rural properties went incredibly higher. The only place I know of where you can get property for $300. per acre is in Colorado- YES! Colorado!</p>

<p>I am a real turkey when it comes to land. I just want to gobble up everything I see. If I ever won the lottery I’d spend all the money going all over this great USA and buy some in every state. No matter where you go you can find some beautiful parcels. Right now I am fixated on SE Tennessee. I am moving my entire family (mother, 2 sisters, a brother and most of the children) there. We are leaving Florida (my husband is a cracker) but willing to go. It has just got to the point we are all stacked on top of each other here. I’ve been in the real estate business in one form or the other for 30 years. And what I am seeing is thebaby boomers are wanting the feel or rural living, but with the convenience of some ammenties. I have recently read a book regarding feng-shui that explains how we move into different quarants of our lives every twenty years. We are now in the 5th year of the present quadrant of ‘ simplfing.’ We just moved out of the “money making” one. Being the last 20 years of the technology era that brought in the big bucks.</p>

The video may be ultimately targeted for a business purpose or it might be just an amateur production meant for home display. It may be a corporate production project that can cost colossal amounts of money or it might be just a video to mark a personal special moment like a birthday party or wedding anniversary. More traditionally, video production has for almost a century been used for movie making aimed for screening on big screens in cinematic theatres.</p>
<p>The very first television camera was invented in the early 1920s. Back then images were recorded on film. A few decades later, some companies were looking to invent a way of recording live images from television. This lead to the invention of a Video Tape Recorder (VTR) in 1951.The VTR could record these images directly from TV cameras and save them to magnetic tape in the form of electrical pulses.</p>
<p>In 1971, Sony sold their first ever Video Cassette Recorder (VCR) and in 1981 they unveiled their first digital camera which made use of a fast rotating magnetic disk of about a 2 inch diameter.</p>
<p>In a period running from the late 1970&#8242;s to early 1980&#8242;s, two technologies were invented and had brought profound changes to the art of video production. The two technologies were Time Based Correctors (TBC) and Digital Video Effects (DVE). The two techniques work together to take in an ordinary analog video signal and converting it into digital format internally.</p>
<p>In 1986, Sony introduced their first digital format and branded it Sony D1. This technology made it possible to record an uncompressed standard definition component video signal wholly in digital format as opposed to analog formats. A later version known as Sony Betacam was much cheaper and allowed for better compression. In the 1990&#8242;s, the Apple Corporation introduced their QuickTime product which allowed for time-based streaming of digital video formats.</p>
<p>The 1990s were a seminal decade that also saw the rise of MPEG-1 and MPEG-2 formats of digital encoding. These formats allowed playback capabilities too. The DV tape followed soon after, and for the first time consumers could record directly in digital format and simplifying the video editing part. As these systems could be integrated onto desktop computers without ever having to use separate and complex equipment to do the recording and playback people who were not video experts could perform video production and turn in sterling products.</p>
<p>In the last decade a lot has been witnessed in the area of video production. From high-definition television signals such as HDV, AVCHD and DVCPRO-HD that have transformed television and film viewing, there have been plenty of new technologies that make use of less bandwidth compared to the standard definition analog signals.</p>
<p>Video production has moved to new heights in the last few decades and this has made the discerning video enthusiast something of an expert for all the techniques there are to master and make use of.</p>

			<content:encoded><![CDATA[<p>In this market, property valuation can be tricky. There are several methods used by professionals and investors to arrive at reliable, actionable valuations. There are also several other methods used by amateurs that should be avoided. First, let&#8217;s consider the methods to be avoided. Most of these have a &#8220;denial component&#8221; factored in somewhere designed to achieve a certain end.  Of course, we&#8217;re all guilty of this type of rationalization but wishful thinking can get us hurt in a real estate transaction.</p>
<p>The bubble notwithstanding, <a title="Naples Real Estate" href="http://www.naplesrealestatestars.com/" target="_blank">Naples real estate</a> has always been a stable investment. To win the game, though, we have to understand valuation better than the next guy.  The simplest definition of value is the price at which a seller and qualified, educated buyer can agree. It&#8217;s simple enough, right? It starts to get cloudy pretty quickly, though. If we want to sell, we need to price our home competitively,or, if we&#8217;re buyers, to offer properly. We get taxed on the governments valuation of our property and, our mortgage will be calculated as a percentage of the banks valuation of our property. So, it stands to reason, we should polish our valuation skills a little bit.</p>
<p>These days, valuation is probably the most difficult and disappointing to sellers, so we&#8217;ll focus on them. As sellers, we need to look carefully at those &#8220;denial components&#8221; that must be removed from the equation. First, ignore what you paid for the house. This means that you should not bother calculating expected rates of appreciation or adding up how much you&#8217;ve invested in improvements.  The market doesn&#8217;t care and you will, invariably, arrive at whatever number you&#8217;re looking for.  Next, don&#8217;t listen to your parents, your kids, or your uncle who has his license. Unless they are willing to back up their appraisal with cash, it&#8217;s meaningless. Lastly, understand that you have an attachment to your home and your bias is not necessarily shared by the market.</p>
<p>Alright, so how to the pros value property. Appraisers and investors use a few simple methods to arrive at true value. They are primarily the Cost Approach, Sales Comparison Approach and the Income Approach.</p>
<p><strong>The Cost Approach</strong><br />
This approach is based on the idea that total value can be determined by adding the value of the land to the depreciated value of the improvements.  For example, let&#8217;s say there is a Naples golf home you&#8217;re considering that is priced at $1,000,000. Next door is a vacant lot that is virtually identical in all aspects that is priced at $200k and it is determined that the house could be built new for $600,000. Using this approach, we could conclude that the home was over-priced by at least $200,000. In hot or cold markets, I find this to be a good reality check on the next method, the Sales Comparison Approach.</p>
<p><strong>The Sales Comparison Approach</strong><br />
This approach is probably the most used of the three and the most reliable, in my opinion. It is based on the simple concept that a qualified buyer will not pay more for a home than a comparable substitute would cost. To illustrate this, it&#8217;s easiest to use a condominium like <a title="Bay Colony Naples" href="http://www.naplesrealestatestars.com/bay-colony-naples/" target="_blank">Bay Colony</a> in <a title="Pelican Bay Condos" href="http://www.naplesrealestatestars.com/pelican-bay-condos/" target="_blank">Pelican Bay</a>. Let&#8217;s say you have three condos with identical floor plans and views of the Gulf. Variation in furniture or condition would be the only factors that might influence value. If two of the condos are priced around $5,000,000 and the third is $7,000,000, it&#8217;s unlikely the $7,000,000 condo will sell. As obvious as this appears, we see sellers price their property like this every day &#8211; no joke.</p>
<p><strong>The Income Approach</strong><br />
Not really useful for residential <a title="Naples Homes For Sale" href="http://www.naplesrealestatestars.com/naples-homes-for-sale/" target="_blank">Naples homes</a>, this method is the primary way investors value multi-family property, apartment complexes and commercial property. And, if you&#8217;re shopping for a beach condo you intend to rent out, you should add this method to your valuation as well.  There are several ways to apply this approach but the simplest is the GRM, the Gross Rent Multiplier. The GRM is the ratio produced when dividing the monthly (or annual) rental income into the selling price. If several similar properties have recently sold in the area, the GRM can be calculated for those and compared to the projected rental income for the subject property.</p>
